RENTAL CRITERIA

Bluebonnet Commercial Management, LLC complies with all federal, state, and local fair housing laws and regulations for all prospective residents, applicants, and residents.

Age Requirements

All Lease Holders and Occupants 18 years of age and older are required to submit a Rental  Application for approval and pay the Application Fee(s). 

Credit                

Bankruptcy history is acceptable if good credit is reflected for the most recent 12 months. Unpaid medical accounts and foreclosures are exempt from rental criteria. There is an automatic disqualification for unpaid housing debts to apartment communities and/or landlords from the most previous five years. All applicants must provide proof of a valid Social Security Number or international applicants may present a valid passport or other valid government identification in lieu of verifiable credit background in the U.S.  All non-U.S. citizens will need to complete a Texas Apartment Association Supplemental Rental Application for Non-U.S. Citizens. 

Criminal                                   

An applicant with a conviction or unresolved charge for certain crimes may be denied depending on the nature and severity of the crime.  Other factors or circumstances regarding criminal background of an applicant may be taken into consideration.  Registered sex offenders will not be approved.  Arrest records alone (without conviction) will not be cause for denial. If the applicant fails the criminal background screening but otherwise passes the screening process, the applicant will be notified that a criminal record was reported.  Bluebonnet will consider additional information an applicant may provide regarding the applicant’s criminal background at that time, but may uphold the original decision to deny the applicant.  Please contact the community where you are applying to rent a dwelling if you want additional information.  

Employment                           

Applicants must present evidence of stable work history for a minimum of one year. If not employed, applicants must present evidence of income, or may pay three months' worth of rent in advance. Persons who hold commission-only or base plus commission, tips or bonuses are considered self-employed. A letter of intent to hire from employer must be provided if employment has not yet begun.

Income                                     

Applicant's gross monthly income must be three times the amount of one month's rent. Paycheck stubs or W-2's are acceptable verification of employment.  Allowances, third party support, and other income requires verification. Self-employed applicants must provide previous year's personal income tax return and bank statements from the previous two months to show sufficient income.

Lease Guarantors                    

If prospective Lease Holder(s) do not satisfy income criteria, a Lease Guarantor will be required. All Guarantors must complete a separate Lease Guarantee Application, pay the Application Fee, meet all rental criteria, and have a gross monthly income of at least four times the amount of one month's rent.

Liability Insurance                    

Apartment insurance is required with a minimum liability coverage of at least $100,000.  Policy must list all occupants 18 years of age and older. 

Occupancy Standards              

Subleasing or advertising of Bluebonnet apartments for short-term stays/lodging, such as vacation rentals, is prohibited.

Listed below is the maximum number of occupants that are allowed per apartment and occupants over the age of 18 months will be included in the occupancy number for the apartment.

Studio and 1 bedrooms: 2 occupants
2 bedrooms: 4 occupants
3 bedrooms: 6 occupants

Animal Policy                           

A standard animal deposit and non-refundable fee will be required.  No aggressive breeds allowed. Limit is two animals per apartment with a maximum weight limit of 50 pounds per animal.

Previous Residences                

Addresses indicated on the credit report must exactly match residences listed on the Rental Application. Evictions and broken leases older than five years may be accepted after further evaluation.  Verifiable housing debts paid in full are accepted. 

Security Deposit                       

A standard security deposit will be required for all applicants.  An additional security deposit may be required for applicants with evictions, broken leases, and first-time renters with no verifiable credit history.

Release and Consent                

I/we hereby authorize the release of personal information without liability to Bluebonnet Commercial Management, LLC regarding identification, employment, income, rental history, assets, medical allowances, and child allowances for the verification of information on my/our apartment rental application.
